How to Choose a Contractor

The first rule when it comes to how to choose a contractor is to avoid ones that insist charging you by what is called “time and material.”  Time and material is a disguised word for “by the hour.”  Some contractors will try and persuade you that letting them charge you this way is the cheapest option when in reality it is the most expensive.  The truth is that thousands of homeowners are duped every year by dishonest contractors who keep racking up the hours week after week while the actual construction time drags out. 

When it comes to how to choose a contractor you are much better off to ask for a fixed price quotation. This way the contractor can’t inflate the price of the job at the lat minute. If you convince the contractor to do the job for a fixed price then productivity will be much more important to the owners of the company. If they know there is no “extra” pay for hours book they will also be more likely to be conservative with their material waste. 

However one drawback of these types of fixed price jobs is that sometimes the contractor will use shortcuts to cut their own costs, especially if the project starts running behind for some reason. 

It can also be an ordeal to talk professional contractors into a fixed contract. Still there are also contractors out there who will avoid the time and material jobs because they hate all the time sheets and other types of paperwork that must be submitted to you each week until the job is done.
